The Challenge

Our US client was looking to purchase a new build apartment, no more than 10 years old, in central Chiswick. Her son had been renting in the area and she had grown to love it however she was not keen on terraced houses which she found to be an inefficient use of space and wanted Black Brick’s advice and guidance to help her find her new home.

The Perfect Conclusion

Chiswick is one of West London’s most sought after neighbourhoods with the High Road and its variety of shops, cafes and restaurants proving a huge draw. The issue for our client was that there are very few new apartments available in the centre of Chiswick and future development is very unlikely given the strict planning policy that is in place to protect the local environment.

We were however aware of the Chiswick Green Development located on Chiswick High Road overlooking Turnham Green. The scheme comprises of just 46 apartments and 4 townhouses with residents benefitting from concierge and communal outside space.

Through careful analysis of the available units we identified a two bedroom apartment on the 4th floor with a terrace overlooking Turnham Green. The asking price was £1,125,000 but we were able to negotiate a 3% reduction and contracts were exchanged at £1,091,250 or £1,316 per square foot.
