We were able conduct a very focused search and highlight to them all of the properties that were for sale which met with their requirements and budget. Current conditions at this level of the market mean that there are properties which are not openly available and we were able to highlight a number of opportunities within a relatively small area.
We identified a large lateral family flat in a very well run portered building next to Holland Park – the perfect building and location for our clients.
We are well connected. The flat was being sold by way of probate, so presented a good buying opportunity for us to take advantage of. The flat was on a mid-term lease and in need of renovation. We provided our client with full pre-purchase advice on the lease extension cost and process. We were also able to fully advise on the renovation cost and feasibility, drawing on the expert advice of one of our trusted design and build partners. The end result was a £225,000 discount on the asking price, equating to 9%.
