The Challenge

Our repeat Hong Kong client was searching for a property with very specific requirements that are hard to achieve in the Knightsbridge area. The property had to be situated in a period building, with ceiling heights of at least 3m, but with no-one above the bedrooms. Apartments in the area generally have depreciating ceiling heights as you go up in the building, so there are very few flats on the top floors where this can be found. The building also had to have a lift.

 

The Perfect Conclusion

We successfully agreed the purchase of this stunning 2,050 sq ft duplex penthouse apartment with 3m ceiling heights and far reaching views across Knightsbridge. The apartment has been purchased shell & core, providing a blank canvas for our client to create a new unique space to their own taste. We negotiated £200,000 off the asking price, with the final purchase price equating to a rate of £2,097 per sq ft. Similar flats in good condition on the street have achieved as much as £3,346 per sq ft in the last 12 months.

Our client was looking to sell their property and invest the funds in property located outside of prime Central London. With prices in Knightsbridge down some 6.5% and a slower transactional market, finding the right buyer was challenging.

Our client had previously had his property rented out. It was therefore looking quite tired. We advised our client to give the property a refresh and we managed and oversaw a light refurbishment of the property for him. We also advised our client to present the property with furniture in it. Many buyers struggle to visualise how the space will be used, and empty properties can sometimes look soulless. We therefore recommended a furniture company who installed some temporary furniture and “dressed” the property. This made a huge difference and we successfully managed to find a buyer and sell the property for close to the asking price of £2.25 million.

Our client bought his property at the very peak of the sales market. With changes to his personal circumstances, he no longer used the property and it became an unused asset. We were tasked with managing the sale in a very challenging sales market, which saw several changes to stamp duty along with other significant changes to property ownership for foreigners. As a result we had to carefully manage our clients expectations on price and stay focused on a sale which would take many months to conclude.

After many months of searching, we finally identified the ideal property in Cadogan Gardens. But, at £9.5m, we felt it was overpriced. Our advantage is that we’re expert negotiators. When the vendor reduced the price to £8.5m we arranged for our clients to view immediately. They loved the property and offered £8.4m, which was accepted. Within days, the vendor had received another offer at £8.7m, but due to our relationship with the selling agent, the vendor stayed with us. The deal was concluded – within days.

Our client was a British expat, living in Dubai.  He already owned several investment properties in central London, but recognised that it was going to be very difficult to find a good deal being based abroad.
