Our British ex pat clients were moving back to London and wanted a three bedroom apartment, close to the shops, cafes and restaurants of the Kings Road in Chelsea. The property had to have lots of natural light and the building had to be dog friendly.

Through our network we identified a South facing top floor flat in a quiet street walking distance from Sloane Square and The Kings Road. The building allowed dogs and so was the perfect option for our clients. We were able to secure the apartment on an exclusive basis and contracts were exchanged within 2 weeks

Our client wanted a two bedroom pied a terre in Belgravia. The apartment had to have high ceilings, lots of natural light and crucially views of a communal garden. Whilst they were prepared to purchase a renovation project they had a preference for a property in immaculate condition. Flats like these do not come onto the market very often and are therefore difficult to find.

We identified an extremely rare and exceptional first and second floor flat on Eaton Square which had recently been the subject of a complete refurbishment. The reception room and master bedroom had stunning views over the private communal gardens. We were able to negotiate nearly two million pounds from the asking price and contracts were exchanged within 12 working days. We highlighted the brand new iconic re-development of St Barts hospital on the City fringe. Unlike many of the other generic high rise, multiple unit schemes on offer in London, St Barts has a boutique feel with every flat retaining it’s own individual character and is set within the historic side streets near Farringdon. The scheme is also in very close proximity to the new Crossrail substation. The property was secured with a small reservation deposit before it had been offered to any other buyers and buying off-plan has enabled our clients to spread the payment over the next 36 months.

The Challenge

Our client, for whom we had already sourced a family apartment for in St John’s Wood back in 2007, decided that they wanted to upgrade to a larger family home in the same area as they were spending more and more time in the UK. Large family houses for under £10 million are extremely rare and difficult to find in the St John’s Wood area, where demand outstrips supply.

The Perfect Conclusion

We identified a rare opportunity to purchase a wonderful family home, with 8 bedrooms, garage and garden, measuring some 4000 sq feet in Cavendish Avenue, arguably one of St John’s Wood best addresses, and home to Beatles legend Sir Paul McCartney. The property was on the market at a very competitive price of £7.25m and we therefore had to compete against another buyer in a sealed bid. We won the bid with a purchase price of £7.65m, which equated to £1870 per sq foot, still significantly less than what other similar houses sell for on the street.

Our clients had been looking to downsize and buy a family home in Highgate for several months before engaging our services. They already lived in Highgate and knew the area well. They had several unsuccessful attempts, including being gazumped and had become incredibly frustrated with their search. The property market in Highgate is highly competitive, with very little good quality family homes in the sub £2m price bracket.

Through our persistent approach with all of the local estate agents in Highgate, we managed to gain access to a property which was being completely refurbished by a local developer before it was ready to go onto the open market. We subsequently arranged for our clients to view it, negotiated on their behalf, and had the property agreed for them within 24 hours. We also negotiated for the property not to appear on the open market. Had the property been openly marketed, the asking price would have been £2.2 million, and we successfully secured the property for £2 million.

Our client was a first time buyer, looking across numerous areas of North London and was unsure about how to approach this very competitive area of the market. The brief was for a two bedroom flat, in good condition with period features, close to transport links and preferably offering some outside space. As the client would initially be living alone security was also important. We sourced a charming and spacious upper maisonette with its own private garden, close to shops and a 30 second walk from a train station. After the first day of viewings the agent had multiple offers.

We managed to secure the property against three other bidders. The way in which our offer was put forward and negotiated with the agent, along with our knowledge of the market and advice to the client meant we agreed the purchase with a period of three weeks exclusivity in order to exchange contracts.
