Our clients, a couple from the US, wanted to purchase a second home in London. Familiar with Mayfair, being regular guests at Claridge’s and members of some of Mayfair’s best private members clubs they knew the area particularly well however they were also open to searching in Belgravia and Chelsea. They wanted a minimum of two bedrooms and two bathrooms and had a strong preference for acquiring an apartment which was ready to use immediately and therefore in excellent condition. Turn-key, ready to move into stock in the best parts of London is always limited, even more so in the current climate with the cost of work having risen, the number of developers willing to carry out refurbishments is dwindling.
Within 3 days of meeting the clients for the first time we organised for them to inspect options across Mayfair, Belgravia and Chelsea in both new developments as well as the best mansion blocks. The highlight of the tour was a newly refurbished apartment in 1 Carlos Place which is widely regarded as the most prestigious mansion block in Mayfair. The property, which had been renovated by a well-known developer, was being offered fully furnished and had not yet reached the open market. Keen to avoid the prospect of the apartment coming to market and attracting multiple offers, we offered the asking price which was accepted by the developer and the property remained ‘off market’. Contracts were exchanged 11 working days later.
