An American couple who had relocated to London for work.
Notting Hill, W11
We were retained by a couple from the United States who were looking to relocate to London. Having received help initially via their employer, they were renting a property in Fitzrovia, but their tenancy was due to expire in January 2023, giving us a very narrow window of opportunity to find them the right home. Their requirements were for a 2 bedroom, 2 bathroom apartment in excellent condition and they were wiling to consider multiple locations across prime Central London.
Following an extensive search, we identified a beautifully presented and spacious two bedroom flat, situated on the second floor of an imposing white stucco fronted house, on one of the most highly regarded streets in Notting Hill. Pembridge Crescent is brilliantly located for many of the local schools, and very close to the excellent array of shops on Ledbury Road, Westbourne Grove and Notting Hill itself.
Our relationships with agents is unbeatable. Our ability to position our clients as the best buyer for a property unsurpassed. Despite competition from another buyer who offered £55,000 more, we were able to agree the deal and exchanged within 13 working days of contracts going out.
The Client Experience
My husband and I recently relocated to London this fall and engaged Alex at Black Brick as our search agent. Alex was knowledgeable, kind and helpful in all aspects of our move. We had a short timeframe and specific criteria (ie 2 bedrooms, 2 baths, tall ceilings, sunlight, etc) and Alex proved invaluable in our search. The Central London real estate market is insane. The weak pound Sterling and rising interest rates caused an influx of foreign investors and low inventory creating a super sellers’ market and many bidding wars between buyers. Alex viewed and culled over 40 properties on our behalf, persevering until he found us the perfect flat.
Even though, we had an accepted bid, another buyer started a bidding war. (UK bids are not legally binding until an “exchange of contracts” that usually occurs 6-8 weeks after an accepted bid.) However, this is when Alex’s expertise and charm shone through. Not only did he secure us the flat, exchanging contracts in less than 2 weeks, but we purchased it for less than the competitor’s bid. No doubt, without Alex we would never have found the flat, much less been successful at purchasing it.
We highly recommend Alex and Black Brick to anyone thinking of entering the London real estate market.
