The Challenge

We have known our American clients for a number of years, having acted for them twice previously on the acquisition and then sale of a beautiful apartment in Notting Hill. They decided to sell their apartment and move back to the US and as fate would have it, a couple of years later they decided to move back to London to raise their family in the city. They entrusted Black Brick once again with the task of finding their family home. They had tough criteria, wanting to live only on one of the best roads in Notting Hill, ideally with direct access to a communal garden. They had a preference for a property which needed to be refurbished so that they could update it to their requirements. Good family houses that back onto communal gardens in Notting Hill are exceptionally rare and in high demand, so good contacts, early access and the ability to source off market is crucial to be successful.

The market for houses with direct access to communal gardens in Notting Hill is always extremely competitive and rarely do they ever come onto the open market. We were made aware through our network of a house on Kensington Park Gardens which was potentially available. The house had direct access into the communal gardens of Ladbroke Square which at 7 acres is one of the largest private gardens in London. It is also benefitted from a lift, a stunning roof terrace and a southerly aspect from the main reception rooms. It had been owned by the same family for many years and needed to be refurbished.  We advised our clients to pay the asking price of £21,500,000 to ensure that the house would not be offered to any other parties as in our opinion it was a unique opportunity and would sell very easily. We also introduced our clients to best in class architects and planning consultants to help them not only refurbish the house, but also gain planning consent for a swimming pool in the basement.
