Our client was only in London for five days and needed to secure an attractive buy to let investment property, but had very little time to research and view properties.

Black Brick successfully agreed the purchase of an attractive penthouse flat with over 1000 square feet of rooftop terracing and stunning 360 degree views of London. Due to the vendor relocating back to Spain and the way we presented our clients offer, we were able to save our client £85,000 from the asking price, representing a very competitive £1151 per square foot. The building overlooks the Battersea Power Station regeneration site, where off plan flats have been selling for in excess of £1800 per square foot, and will benefit from the £8 billion redevelopment including new underground stations and the relocation of the American Embassy.

Our client was looking for a pied-a-terre providing a quiet and safe lock-up and leave apartment in central London. As they only spend a limited amount of time in London high on the list of requirements was a building with a porter, located close to shops and restaurants and with little refurbishment required.

Black Brick successfully agreed the purchase of a stunning and truly unique mansion flat £150,000 below the asking price. The flat had recently been stripped back to the shell and meticulously refurbished by the vendors. We are now providing further support to the client through our vacant care service specifically designed for overseas clients.

The Challenge
Our client was a repeat client, from the Middle East whom we had already successfully sourced a home for in Knightsbridge. He subsequently engaged us again to find him several investment flats in Central London, flats that would make good rental investments but also that his children could use as they all study in London.

We identified a boutique, off plan, prime apartment block just off Hanover Square, a prime Mayfair address. With just 5 flats in the building, we knew the flats would sell fast due to the quality of the building and the location, just a few minutes’ walk from Regents Street. We secured the last available flat in the building and beat off fierce competition in order to secure the flat for our client. We are now assisting our client to get the property rented out and we will be managing the property through our dedicated Property Management Service.

Our client was looking for a family home in St George’s Hill but was unimpressed by the quality of existing properties on the estate.

We successfully agreed the purchase of a piece of land and then agreed a build contract with the award winning developer Octagon, who will create a home specifically tailored to our clients requirements.

Our client was a British expat, living in Dubai. He already owned several investment properties in central London, but recognised that it was going to be very difficult to find a good deal being based abroad.

We sourced a fantastic three bedroom, south facing, corner aspect, first floor apartment in this prime Chelsea street. The property was unmodernised and via the Black Brick Property Management Service we are organising both the refurbishment and the entire rental process on behalf of our client.
Subsequently, we managed the sale of this property for our client. We achieved a sale price of £3.525 million in December 2016.

Our client, whom we had previously sourced this property for, spends long periods of time away from London and needed someone to look after his flat for him while he is away. We also managed and oversaw a full refurbishment of the flat for our client.

We have been looking after our clients property for him since May 2012. Initially we helped him with the refurbishment, overseeing and managing over £100,000 worth of works. We now do weekly inspections, ensuring our clients insurance requirements are met, and we make sure the flat is ready for him whenever he visits London.

Our client was looking for a 4 bedroom London pied a terre, in a central location, close to a park. He did not want to spend more than £3 million, and also wanted to be walking distance from the shops on Oxford Street. A tough brief to fulfill for within the budget.

We identified a large, lateral apartment in Albion Gate, which directly overlooks Hyde Park. The flat needed refurbishment, and through our contacts, we put our client in touch with a top interior design firm. We are also looking after our clients property for him through our Vacant Care Service.
