St Edmunds Terrace

The Client

An African Investor

The Challenge

A repeat Black Brick client, who we have sourced multiple properties for over the years. Knowing that our client loves St John’s Wood, we preempted that they would be interested in this new, off plan, off market development overlooking Primrose Hill.

The Perfect Conclusion

We sourced an off market, off plan, 2 bedroom, 1200 square feet apartment in what is set to become St John’s Wood/Primrose Hill’s most prestigious modern apartment building, containing just 36 apartments. With completion not until 2015, we think this development will do very well over the next few years. It will be the only apartment block in the area with a full range of facilities, such as swimming pool, gym, parking and 24 hour concierge.

Lowndes Square Pied a Terre

The Client

A Middle Eastern Buyer

The Challenge

Our client was looking for a four bedroom apartment in prime Central London. The property was a pied a terre and therefore security was an important factor within the brief.

The Perfect Conclusion

We sourced a fantastic, newly refurbished lateral apartment on Lowndes Square before it came onto the open market and consequently advised our client that they should fly into London at the earliest opportunity. Having viewed the property, our client offered and successfully exchanged contracts within 48 hours.

We were also able to negotiate all the furniture, art and audio visual equipment to be included within the sale price.

Queens Gate Place

The Client

US Buyer

The Challenge

Our clients were renting in Kensington and had been searching the market for several months and getting increasingly frustrated with the process. Whenever they identified a property, they were never successful in buying it. They were looking for a family home, in a good location with good entertaining space.

The Perfect Conclusion

Having listened to the brief we identified this off market, 1st floor flat, in prime South Kensington.

Through our contacts we were able to negotiate directly with the vendor, who had a £125,000 higher offer on the property, but we managed to secure the property without having to raise our offer.

Neville Avenue, Coombe

A British buyer

The Challenge

Our high profile client was looking for a new family home in the Surrey area. Short on time, he did not want to do any work, and wanted to be able to buy something which he could move into straight away.

The Perfect Conclusion

Through our contacts, we sourced a property entirely off market. By negotiating directly with the vendor we secured the purchase of this impressive detached property with a saving of 9% on the asking price which included the contents at an estimated value of £200,000.

Boydell Court

The Client

An African Buyer

The Challenge

Our client wanted us to find him an apartment for his elderly Father. The flat had to be secure, have a porter and a lift.

The Perfect Conclusion

We struggled to find anything on the open market that was suitable. Through our extensive connections, we sourced an off market flat in a portered block in the heart of St John’s Wood, for a very reasonable price.

Lowndes Square Lateral Apartment

The Client

An Indian Investor

The Challenge

Our client was a high profile property developer in India. He wanted to secure a property that he and his family could use when visiting London, but also something that was a good investment. He was not keen on any of the new, modern, very expensive developments in Knightsbridge, but wanted something with period features.

The Perfect Conclusion

Through our contacts, we identified an off market, 1st floor, lateral apartment in Lowndes Square, with 11 ft ceiling heights and views over the garden square. The flat also benefitted from a share in the freehold, porter and parking. Lowndes Square is one of the most prestigious addresses in Knightsbridge, but also extremely difficult to get a good deal in, where many of the flats are overpriced or have a short lease.

Coleridge Square

The Client

An African Buyer

The Challenge

Our client had previously bought a flat in a development in Fulham without advice. He was extremely disappointed that his flat had not rise in value, despite the rest of prime central London increasing. He wanted us to find him a family home, but was also very focused on not making the same mistake twice and wanted to buy something which would have better prospects for capital appreciation.

The Perfect Conclusion

We sourced a 4 bedroom house in one of London’s most prestigious gated developments in Chelsea – King’s Chelsea. We secured the property for our client before it hit the open market and before any marketing materials were produced. Houses rarely come onto the market in this development, where there are just 11 houses.

Allingham Court

The Client

Russian Buyer

The Challenge

Our client had her heart set on this prestigious development in North London. Prior to retaining our services she had previously missed out after being out bid on another flat in the same building. Flats rarely become available in the building, so we had to carefully track availability, and act fast as soon as something became available.

The Perfect Conclusion

Through our contacts, we managed to source an apartment which was not on the open market. Aggressive negotiation resulted in us saving our client £350,000 from the asking price.

Embassy Court

The Client

A South African Buyer

The Challenge

Our client already owned property in North West London which he had bought without using a buying agent. He had not seen any uplift in value, despite the rest of the London property market increasing. He was keen to buy another flat, mainly for his own use, but wanted something which had better prospects for capital appreciation.

The Perfect Conclusion

We identified Embassy Court as the ideal solution for our client. We managed to secure one of the last 3 bedroom units, directly from the developer, before the building completed, and saved our clients money from the asking price, despite competition from another buyer.

Wycombe Square
