The Challenge
Our client was looking for a property that needed to be in immaculate condition and very secure as his daughter was going to be studying in London and would often be alone.

We sourced a brand newly developed apartment within a portered block close to Holland Park. The property had recently been refurbished to a very high standard, in addition we were able to negotiate £250,000 off the asking price and had £100,000 of furniture included in the purchase.

The Challenge
Our clients had been looking to downsize and buy a family home in Highgate for several months before engaging our services. They already lived in Highgate and knew the area well. They had several unsuccessful attempts, including being gazumped and had become incredibly frustrated with their search. The property market in Highgate is highly competitive, with very little good quality family homes in the sub £2m price bracket.
The Perfect Conclusion
Through our persistent approach with all of the local estate agents in Highgate, we managed to gain access to a property which was being completely refurbished by a local developer before it was ready to go onto the open market. We subsequently arranged for our clients to view it, negotiated on their behalf, and had the property agreed for them within 24 hours. We also negotiated for the property not to appear on the open market. Had the property been openly marketed, the asking price would have been £2.2 million, and we successfully secured the property for £2 million.

Our client was a repeat client, from the Middle East whom we had already successfully sourced a home for in Knightsbridge. He subsequently engaged us again to find him several investment flats in Central London, flats that would make good rental investments but also that his children could use as they all study in London.

We identified a boutique, off plan, prime apartment block just off Hanover Square, a prime Mayfair address. With just 5 flats in the building, we knew the flats would sell fast due to the quality of the building and the location, just a few minutes’ walk from Regents Street. We secured the last available flat in the building and beat off fierce competition in order to secure the flat for our client. We are now assisting our client to get the property rented out and we will be managing the property through our dedicated Property Management Service.

Our overseas clients were looking to sell the London flat they had owned for over 10 years. The flat was unmodernised, without working electricity so needed to be exposed to the right buyer group. Our clients also did not have the time to go through the whole sales process and felt the need for expert advice to ensure they maximised the eventual price. They wanted someone on the ground who could meet and negotiate sales rates with the correct agent and liaise with the agent on viewings, qualify offers and report back with recommendations.

The resulting sale went to a sealed bid between four separate buyers and was eventually agreed at £100,000 over the asking price.

We took our client to see a development in an area that he had never previously considered, but was pleasantly surprised. The apartment benefited from stunning river views, and at 150 sq m, provided our client with plenty of space.

A repeat Black Brick client, who we have sourced multiple properties for over the years. Knowing that our client loves St John’s Wood, we preempted that they would be interested in this new, off plan, off market development overlooking Primrose Hill.

We sourced an off market, off plan, 2 bedroom, 1200 square feet apartment in what is set to become St John’s Wood/Primrose Hill’s most prestigious modern apartment building, containing just 36 apartments. With completion not until 2015, we think this development will do very well over the next few years. It will be the only apartment block in the area with a full range of facilities, such as swimming pool, gym, parking and 24 hour concierge.

Our client needed to rent a property while the flat we secured for her for purchase was being refurbished. She needed to be close by to the property we bought for her.

We identified a beautifully refurbished 1 bedroom flat, which was on at £750 per week and we managed to secure it for £725 per week.

Our clients were French nationals, but living in Dubai and looking to relocate to London. They had twins and needed lateral space, close to good schools. They also had to have parking. They had been looking on their own for a year and had got thoroughly fed up with the buying process and also coming under increasing pressure to find a property.

We secured our clients a flat which met with all of their requirements, in a short space of time. We also managed to save them £150,000 from the asking price, just over a 5% saving. We paid £1286 per sq foot and a similar property on the same street sold for £2000 per sq ft at the same time.

We first acquired this property for our client back in 2009 for £1.8 million. In 2013, our clients circumstances changed and he instructed us to oversee and manage the sale for him.

We got several estate agents into the property to give their valuations. We ended up instructing the agent who we knew had a solid track record of success on the street. The property went to a sealed bid within less than a week of being marketed. We sold it for £2.7 million to a Russian cash buyer and our client was delighted.

We focused our clients on the area of Marylebone, which is the perfect solution between St Johns Wood and Mayfair. We also managed to save our clients £350,000 from the asking price, representing nearly an 8% discount.

Clients original brief was for a three bedroom apartment within a portered building however given that many portered buildings do not allow dogs we showed them this charming mews house in a gated mews as an alternative option.

Our clients wanted a 4 bedroom apartment in a building with a 24 hour porter and parking in St John’s Wood. Our clients were also heavily into “vastu” which meant we had to carefully consider which position the front door faced, making the search extremely challenging.

Most of the flats we identified for our clients did not work from a vastu perspective. Through our contacts, we sourced two off market flats, which could be joined together, enabling our clients to create their perfect property, and configure the layout according to vastu principles.
