The Challenge

Our UK based clients were renting an apartment in North London. With a growing family they had quickly outgrown it and wanted to buy a more permanent home. With two children at Channing School for girls in Highgate, they were very focused on finding a detached, 4 bedroom house in great condition within a 20 minute drive of the school. Before engaging Black Brick, our clients had been looking on their own and had just lost out on a house due to competitive bids. They were thoroughly fed up with the buying process and dealing with multiple estate agents.

 

The Perfect Conclusion

The market for detached houses in good condition in the best neighbourhoods in this part of North London, is incredibly competitive and stock levels are low. With a number of top independent schools in the area, many families are looking for exactly the type of house our clients wanted. Being first in the door is crucial. Our first step was to guide and advise our clients on each of the areas that they might consider. This was a wide area covering Highgate, Hampstead, Hampstead Garden Suburb and Finchley. We also took the search further north into Totteridge, Barnet and Hadley Wood to explore the value these areas offer.  It became clear that our client’s preference was for a house closer to Channing School.

Through our network we identified a superb, detached house on Southway in Hampstead Garden Suburb, under a 10-minute drive to the school. We identified the house, previewed it, and reported to our client on it before it was officially launched to the market. Despite this we came up against fierce competition from two other interested parties. Using our knowledge and market analysis of similar house sales in the area, we gave our clients the confidence to put their best foot forward and secure the house before the other buyers. We also made sure our clients were working with the right conveyancing lawyer and surveyor to ensure a seamless transaction.
