The Challenge

Our client, originally from the US but based in London, wanted to purchase a family home in either Primrose Hill, Hampstead or Swiss Cottage with a maximum budget of £5,000,000. The competition for family homes in prime residential neighbourhoods, with gardens and within easy access to a park pre and post the Covid lockdown was fierce, and so ensuring early access to possible options was going to be crucial.

The Perfect Conclusion

The search started in mid-February when the residential sales market was seeing a rebound as a result of the Conservative election victory and more certainty over Brexit. Whilst a number of possible options were identified vendors were, in general, being very bullish about their asking prices which continued as we entered the lockdown period. We remained in close contact with our network and were made aware of a beautiful, double fronted house which was due to come to market on South Hill Park Gardens which is a beautiful street in Hampstead close to the Heath, shops and walking distance into the village. The house was 3000 square foot, with an asking price of £4,950,000 or £1650 per square foot and had been painstakingly refurbished by the current owners who were planning to move out of London. The house was perfect for our client and unsurprisingly there were a number of other interested parties. As a result we paid the asking price and were able to take the house off the market to prevent any further viewings taking place or offers being solicited.

Our U.S. client was looking for a secure pied a terre in London for personal use. They required a building in good condition, with a lift and porter that allowed dogs.

 

The Perfect Conclusion

We successfully agreed the purchase of this smart new build, two bedroom, 1,437 square foot flat, located in a boutique development of only 15 flats in Hampstead. Unusually for a new build the property has excellent ceiling heights, over 2.5m. We also successfully negotiated a £137,500 saving from the asking price which included underground parking and further benefits, like the installation of new electrical points and a full move-in demonstration with the developer.

The Challenge

Our client was looking to move from East London to a larger family home in North West London within a reasonable commute of the City and their son’s new school in Hampstead. Their preferred location was Hampstead but the client felt that with their budget they would be unable to buy a four bedroom house in that specific location.

The Perfect Conclusion

We identified a beautiful four bedroom house less than a minutes’ walk to Hampstead Heath, close to the train station, shops and crucially our clients son’s school. At 2104 sq ft the property was a significant upgrade from their previous home. We negotiated hard for our client, saving them £70,000 from the asking price and securing their ideal home for £2,125,000, or £1010 per sq. ft which represents very good value with similar houses trading at least 10%-15% more.
