Our clients had always dreamed of owning a second home in London. Having grown up in North London they felt they knew the area well enough to do the search on their own and came to us having already identified a house in Totteridge that they wanted to buy. In an uncertain sales market, knowing what the right price to pay in critical, but unless you are an expert in the local market, very hard to do. They came to us for advice and assistance on how best to approach the purchase, from negotiations to legals and everything in between.

At Black Brick, we have a dedicated Negotiation Only Service to assist clients in securing a property that they have already identified. We inspected the property, collated invaluable market data on what other properties have recently sold for in the immediate area and conducted due diligence on the sellers, the marketing history and reason for the sale. We succinctly reported all of this to our clients along with our recommendations for an opening offer. After lengthy negotiations, eventually our offer of £2,600,000 was accepted and we then started the due diligence process which included recommending a suitable conveyancing lawyer and surveyor. The survey flagged that the garden wall required further investigation, so we then tapped into our Black Book of tried and tested contacts and arranged for a structural engineer to inspect. Following the inspection, we obtained a quote for works and successfully managed to negotiate the price down by a further £25,000. In total we managed to save our clients 6.4% from the asking price.
