Our client was looking for a secure rental investment to add to his portfolio of properties. We were tasked with finding a property that would rent easily in a desirable location. Our client is a professional sportsman and therefore had very little time to view properties and seek out potential opportunities.

Our client was looking for a home in West London for his young family.

We identified a very rare maisonette on one of the very best roads in Holland Park which benefits from 4000 square feet of internal space over just two floors as well as direct access into a communal garden and off street parking for three cars. The apartment is in immaculate condition with fantastic entertaining space on the raised ground floor and the scope for six bedrooms on the lower floor.

Our Malaysian client was looking for a London pied-a-terre to use on her visits to the UK and for her children who are attending boarding school here.

We identified the perfect flat located in a portered building within walking distance of High Street Kensington. The purchase was agreed with an exclusivity agreement removing the property from the market. Our client has also chosen to utilise our vacant care service.

The Challenge

We were retained by a French client, living in Paris, to find a four bedroom house in Kensington to rent within a time frame of a month. Our client had a clear vision as to what type of property she wanted, which was predominantly to have a large amount of natural light and to be close to good transport links, but not on a busy road. With demand far outstripping supply for good quality rental properties in Kensington, this was a difficult search from the outset.

The Perfect Conclusion

We identified a good size family house on one of the best streets in Kensington, with a very large south facing conservatory and a garden providing the natural light our client wanted. The property also had large floor to ceiling windows on the ground and first floor. We also obtained early access to view this newly purchased property, viewing it long before the property came onto the open rental market. The advantage of the early viewing enabled us to agree a deal long before any other potential tenants had chance to view the house. The property is in our clients preferred location of W8 and is close to the amenities of High Street Kensington and also a short walk to Notting Hill Tube Station for the central line.

The Challenge

Our client, for whom we had already sourced a family apartment for in St John’s Wood back in 2007, decided that they wanted to upgrade to a larger family home in the same area as they were spending more and more time in the UK. Large family houses for under £10 million are extremely rare and difficult to find in the St John’s Wood area, where demand outstrips supply.

The Perfect Conclusion

We identified a rare opportunity to purchase a wonderful family home, with 8 bedrooms, garage and garden, measuring some 4000 sq feet in Cavendish Avenue, arguably one of St John’s Wood best addresses, and home to Beatles legend Sir Paul McCartney. The property was on the market at a very competitive price of £7.25m and we therefore had to compete against another buyer in a sealed bid. We won the bid with a purchase price of £7.65m, which equated to £1870 per sq foot, still significantly less than what other similar houses sell for on the street.

Our client was a repeat client who was looking for a pied a terre in Prime Central London.

The Perfect Conclusion

We sourced a two bedroom apartment located within a boutique, off plan, prime apartment block just off Hanover Square, a prime Mayfair address. The property was the show apartment and we were able to negotiate the inclusion of £100k of fixtures, fittings and furnishings within the asking price.

Our client was looking for a property that needed to be in immaculate condition and very secure as his daughter was going to be studying in London and would often be alone.

The Perfect Conclusion

We sourced a brand newly developed apartment within a portered block close to Holland Park. The property had recently been refurbished to a very high standard, in addition we were able to negotiate £250,000 off the asking price and had £100,000 of furniture included in the purchase.

The Challenge

Our clients had been looking to downsize and buy a family home in Highgate for several months before engaging our services. They already lived in Highgate and knew the area well. They had several unsuccessful attempts, including being gazumped and had become incredibly frustrated with their search. The property market in Highgate is highly competitive, with very little good quality family homes in the sub £2m price bracket.

The Perfect Conclusion

Through our persistent approach with all of the local estate agents in Highgate, we managed to gain access to a property which was being completely refurbished by a local developer before it was ready to go onto the open market. We subsequently arranged for our clients to view it, negotiated on their behalf, and had the property agreed for them within 24 hours. We also negotiated for the property not to appear on the open market. Had the property been openly marketed, the asking price would have been £2.2 million, and we successfully secured the property for £2 million.

Our client was a repeat client, from the Middle East whom we had already successfully sourced a home for in Knightsbridge. He subsequently engaged us again to find him several investment flats in Central London, flats that would make good rental investments but also that his children could use as they all study in London.

The Perfect Conclusion

We identified a boutique, off plan, prime apartment block just off Hanover Square, a prime Mayfair address. With just 5 flats in the building, we knew the flats would sell fast due to the quality of the building and the location, just a few minutes’ walk from Regents Street. We secured the last available flat in the building and beat off fierce competition in order to secure the flat for our client. We are now assisting our client to get the property rented out and we will be managing the property through our dedicated Property Management Service.

Our overseas clients were looking to sell the London flat they had owned for over 10 years. The flat was unmodernised, without working electricity so needed to be exposed to the right buyer group. Our clients also did not have the time to go through the whole sales process and felt the need for expert advice to ensure they maximised the eventual price. They wanted someone on the ground who could meet and negotiate sales rates with the correct agent and liaise with the agent on viewings, qualify offers and report back with recommendations.

The resulting sale went to a sealed bid between four separate buyers and was eventually agreed at £100,000 over the asking price.
