Our client was looking for a four bedroom family home in West London within close proximity to a particular girls school. The type of property they were looking for was in very high demand from families and as a result, often properties would sell for over the asking price. There was also an urgency to the search as our client was renting and wanted to move out as soon as possible.

Through our persistent approach, and constant communication with the right estate agents, we ensured we were viewing the best options first. After having our offer agreed for a four bedroom house on Yeldham Road, through careful deal management, we kept the transaction moving forwards. Due to new mortgage regulations and a high level of other interested parties, the seller was very nervous, as our client required finance. The vendor stated many times they wanted to run with another cash offer buyer, but we managed to keep control of the situation making sure we didn’t lose the deal to another party

Our Australian client was only in London for two days, and was looking to buy a large lateral two bedroom pied a terre in Central London for under £4 million. We arranged a tour of eight properties, all of which met with his criteria but varied in price and location. Their favourite was a flat in Hyde Park W2 in excellent condition overlooking a garden square and opposite a new development of refurbished flats.

The Perfect Conclusion

We successfully agreed the purchase for under the asking price, at £1,596 per square foot. Flats in a newly refurnished development on the same street are selling for close to £2,500 per square foot, highlighting the excellent deal we managed to negotiate on behalf of our client.

As they only spend a limited amount of time in London high on the list of requirements was a building with a porter, located close to shops and restaurants and with little refurbishment required.

Black Brick successfully agreed the purchase of a stunning and truly unique mansion flat £150,000 below the asking price. The flat had recently been stripped back to the shell and meticulously refurbished by the vendors. Our client was looking for a prime Central London rental investment in a location that would provide long term capital growth and also be easy to rent out. The property needed to be in good condition and ready to let out.

We successfully negotiated to buy this smart 2 bedroom apartment in Mayfair for £350,000 below the asking price, a 15% saving. The property is also within a 5 minute walk of the new Crossrail substation at Hanover Square. The area should see significant uplift in the coming years due to this new major transport link.

Our client was looking for a two bedroom Pied a Terre within close proximity to the Eurostar terminal at St Pancras. Our challenge was that they didn’t know London well, wanting to view properties all over Central London, with only one day allocated for the property tour.

Through proper preparation and our diligent and tenacious approach, we showed our clients the very best of what Central London has to offer over several different neighborhoods, in just a short space of time. We identified a new boutique development in Bloomsbury, consisting of just 8 residential apartments, and managed to secure the very best unit for our client before the development was brought onto the open market. Our clients were looking for a four bedroom home in West Hampstead. This size property in the area were selling very quickly, often with multiple bids and for over our clients budget.

We were able to identify a two bedroom house in need of work but with potential to extend to the perfect size. The vendor had found a flat that she wanted to move to and was looking to sell quickly in order not to lose it.Our clients are going to spend £250,000 on the work. Houses on the open market of the style, size and finish that our clients will create are selling at over £1.5m.

Black Brick found an off market, detached house, with a large garden and backing onto Richmond golf course. The property was less than five minutes’ walk to the school.

Our Malaysian client was looking for a London pied-a-terre to use on her visits to the UK and for her children who are attending boarding school here.

We identified the perfect flat located in a portered building within walking distance of High Street Kensington. The purchase was agreed with an exclusivity agreement removing the property from the market. Our client has also chosen to utilise our vacant care service.

We were retained by a French client, living in Paris, to find a four bedroom house in Kensington to rent within a time frame of a month. Our client had a clear vision as to what type of property she wanted, which was predominantly to have a large amount of natural light and to be close to good transport links, but not on a busy road. With demand far outstripping supply for good quality rental properties in Kensington, this was a difficult search from the outset.

The Perfect Conclusion

We identified a good size family house on one of the best streets in Kensington, with a very large south facing conservatory and a garden providing the natural light our client wanted. The property also had large floor to ceiling windows on the ground and first floor. We also obtained early access to view this newly purchased property, viewing it long before the property came onto the open rental market. The advantage of the early viewing enabled us to agree a deal long before any other potential tenants had chance to view the house. The property is in our clients preferred location of W8 and is close to the amenities of High Street Kensington and also a short walk to Notting Hill Tube Station for the central line.

Our client, for whom we had already sourced a family apartment for in St John’s Wood back in 2007, decided that they wanted to upgrade to a larger family home in the same area as they were spending more and more time in the UK. Large family houses for under £10 million are extremely rare and difficult to find in the St John’s Wood area, where demand outstrips supply.

The Perfect Conclusion

We identified a rare opportunity to purchase a wonderful family home, with 8 bedrooms, garage and garden, measuring some 4000 sq feet in Cavendish Avenue, arguably one of St John’s Wood best addresses, and home to Beatles legend Sir Paul McCartney. The property was on the market at a very competitive price of £7.25m and we therefore had to compete against another buyer in a sealed bid. We won the bid with a purchase price of £7.65m, which equated to £1870 per sq foot, still significantly less than what other similar houses sell for on the street.
