Our clients were both lawyers who due to a change in the location of one of their offices wanted to move within 20 minutes of Berkeley Square in Mayfair. They wanted to find a mews house measuring more than 1600 square feet with at least 3 bedrooms and some outside space. As busy professionals, finding the time to search thoroughly was always going to be difficult so they engaged Black Brick not only to find their new home, but also to have access to our extensive network of trusted professionals to assist them on the acquisition and any refurbishment works that might be required post purchase.
The search covered a number of locations within the 20 minute radius of Berkeley Square including Belgravia, Marylebone and South Kensington. Our clients favourite house was located on a quiet mews in South Kensington and offered 3 bedrooms, a terrace and 2177 sq ft of internal space. The property had been recently refurbished but whilst the structural work had been completed to a high standard the interior design fell short of what would be expected for a house in this location. Black Brick introduced a trusted contractor who was able to give detailed advice and guidance of the likely cost of the changes that were being proposed prior to contracts being exchanged. This enabled us and our clients to factor in the cost of works as part of our negotiation strategy.
The house was on the market for £3,700,000 and we successfully negotiated the price down to £3,525,000 thereby achieving a 4.7% discount from the asking price.
