The Challenge

We were retained by an American couple who were looking to buy a Pied a Terre close to the green spaces of either St James’s or Green Park. The apartment needed to be newly built, accessed via a lift, have a porter and air conditioning.

Due to the travel restrictions in place because of Covid 19, they were unable to travel to London so had to rely on us to be their eyes and ears.

The Perfect Conclusion

We were able to secure them an off market, 1-bedroom apartment in a new development called One Queen Annes Gate which is located around a 30 second walk from St James’s Park. It was exactly what they were looking for.

The development was withdrawn from the market in 2020 but by being patient and using our strong relationship with the selling agents we were given the first opportunity to secure this apartment when the developer was considering selling. With our clients being out of the country it is very unlikely this would have been possible without us.

We were still able to negotiate a £100,000 discount from asking price. Far in excess of our fee.
