Our British clients were looking for a London flat to use as a second home for visiting London for both pleasure and work. They were focused on areas with good accessibility to Paddington Station and a secure, well-run building with a porter. Further requirements for the flat included a minimum of 3 double bedrooms, good condition with period features and plenty of natural light. Finally, the building needed to be dog friendly.
We successfully identified this stunning 2nd floor flat in very good condition, with high ceilings, lift access and air conditioning, something which is becoming more important as summers get warmer in London. The flat had the further benefit of two separate entrances, which works particularly well for our client’s dog. The building itself is very well run, and had recently undergone a period of upgrade works, including full renovation of the external façade.
We know the market. Having assisted many clients to buy in the W2 postcode over the years, this is an area we know well. We were quickly able to source a number of options in good condition that fitted with our client’s brief. A number of these options were off-market and not publicly available online. Taking advantage of the current soft market, we were also able to successfully negotiate a significant discount of £350,000 on the asking price, equating to a 7% discount.
