A young British client working in the music industry looking for his first home.
Wyles House, Hackney Gardens, E8
The Challenge – A young British client working in the music industry looking for his first home. He was finding the market very difficult to navigate, both due to the time needed to search for properties and understanding the myriad of nuances in the market, such as pricing, leasehold vs. freehold, escalating ground rent and reservation deposits. The market at this level is highly competitive for the most attractive properties and the client wanted some balanced advice when faced with pressurised bidding scenarios.
The Perfect Conclusion – Black Brick successfully found and agreed the purchase of this smart new build duplex apartment in central Hackney at £47,000 below the asking price (a 6.3% saving). Such a discount on properties at this level of the market are very hard to negotiate and we were able to bring this opportunity to the attention of the client as the asking price was out of budget and therefore wouldn’t have ordinarily been considered by them. The property also benefited from being split over two floors, so had the feel of a house, and the client particularly liked that it had two en-suite bedrooms, so the spare bedroom can be rented out if needed. The building has security fob access, a porter/concierge and bike storage. Ideal for our client who is often away touring due to his profession.
The Unfair Advantage – We know the market intimately across all postcodes. Our knowledge and contacts threw open the doors of this one-off opportunity.
