The Challenge
In 2015 we sourced this stunning 2 bedroom garden apartment for £975,000 for clients of ours who had relocated to London for work. In 2017 our clients decided that they were relocating away from London and so approached us to handle the sale for them. Market conditions had changed considerably since our client acquired the property, and so careful management of the sale and working with the right agents was crucial for a successful outcome.
The Perfect Conclusion
In a very challenging sales market we agreed terms with a first time buyer for £1,071,250. The buyer was nervous about the market and the deal required a lot of patience and handholding to ensure it went through successfully. With fall through rates being high, and properties sitting on the market for up to a year or longer, we were delighted that we were able find a buyer and conclude the transaction within 7 months of being instructed.

The Challenge
Our clients were very open on location, but wanted the apartment to have at least two bedrooms, be in a safe area very close to a high street and a tube station. They had a budget of £1.3m.
The Perfect Conclusion
We secured an excellent conversion of a Victorian end of terraced house in West Hampstead with three bedrooms, within three minutes’ walk of the high Street and two stations (overground and underground). The apartment was in reasonable condition and was perfect for the clients’ son to move into, but also has potential to make improvements and add value over time. The property was on the market with an asking price of £1,2950,000. We successfully negotiated the price down to £1,222,500, saving our clients £72,5000. This equated to a very reasonable £836 per square foot. Flats in the area regularly sell for in excess of £950 per square foot.

The Challenge
Our American client had been searching for a property for two years. She had offered on a number of properties but had never managed to get any of them over the line. She was looking for a three bedroom flat or house with lots of living space, access to a small outside area, separate space for her teenage son, easy access to her office in Mayfair and her son’s school in Fitzrovia, and within close proximity of a tube station and culinary amenities, all in a ‘villagey’ location. Finding a property which meets a set of such specific criteria in such a wide area is incredibly time consuming and takes incredible tenacity to make sure you don’t miss it when it becomes available, on or off market.

Our dedicated and tenacious approach meant that we were able to immediately set about scouring the whole of the London market for the perfect property. Our understanding of areas and prices across the whole of London meant that we were able to immediately focus on specific areas which we knew would give her the size of property she needed with all the local amenities she desired, all for the budget of circa £1.5m. Having been looking for two years, she bought the first of a shortlist of five properties that we showed her in an area she had never previously considered.

Our clients were looking for a four bedroom home in West Hampstead. This size property in the area were selling very quickly, often with multiple bids and for over our clients budget.
The Perfect Conclusion
We were able to identify a two bedroom house in need of work but with potential to extend to the perfect size. The vendor had found a flat that she wanted to move to and was looking to sell quickly in order not to lose it.Our clients are going to spend £250,000 on the work. Houses on the open market of the style, size and finish that our clients will create are selling at over £1.5m.
