The Perfect Conclusion

We were able to secure a stunning 2 bedroom apartment with South facing views of the river and the city in a new development with all facilities he required. And with a new Crossrail station opening only 500m away we are confident that this apartment will not only make a wonderful home but also a very sound investment. We successfully negotiated £40,000 off the asking price (a 6% saving) equating to a very competitive £693 per square foot.

Black Brick found this brand new two bed duplex flat measuring over 1100 square foot, located less than 5 mins walk from Dalston Overground Station. We successfully negotiated £50,000 off the asking price (a 7.1% saving) equating to a very competitive £589 per square foot.

We took the search to East London, and identified an attractive two double bedroom duplex apartment in an award winning development located in London Fields. The development benefits from a residents entertaining room, residents roof terrace, secure parking, lift and 24 hour concierge service. Transport links are also excellent and include Hackney Central and Bethnal Green. The flat is currently tenanted at £475 per week giving our client a 3.4% gross yield, well above the London average. We also manage the property for our client through our Property Management Service.

The Challenge

Our clients were a couple living in Islington that wanted a buy-to-let investment in the local area that represented good value. Our search came at a time when the market was as busy as it had been since just before the 2008 crash so finding anything that was good value was extremely hard. Open houses were being conducted on a Saturday with 40 – 60 people and 15 – 30 offers were being made on the Monday. Almost every flat in the area was selling for over asking price.

The Perfect Conclusion

We were able to buy one of the first 12 flats released in a new development called Mettle & Poise in Bethnal Green. Through our relationship with the selling agent we were able to hand picked which unit we wanted. Prices were increased immediately after the first release and a few weeks later, an equivalent flat sold for £590,000. The price per square foot being asked for by the developer was extremely reasonable – lower, in fact, than many comparable flats in the area on the open market at the time.
