Our UK domestic clients were looking for a second home in London to complement their primary residence in the country. They came to us having looked on their own via the traditional channels – estate agents and websites. Right before engaging us, they had viewed a house they thought they wanted to offer on and asked for our advice. After inspecting the property, we advised our clients to move on from this particular property for several reasons including price and condition. We felt strongly we could identify something more aligned to their requirements and offering better value. The focus was to buy a Freehold house to provide privacy and to ensure they wouldn’t have to share the building with anyone else. Further requirements were for at least 3,000 sq. ft. with some outside space. Our client’s preferred area was within a 1-mile radius of Soho.
We successfully sourced this attractive period house in Marylebone. Originally built between 1780 and 1790 but recently renovated with the addition of mod-cons, such as air-cooling. The property has approx. 3,500 sq. ft. of living space comprising five bedrooms, four receptions and private courtyard garden. The prime central London location is on the doorstep of Chiltern Street and Marylebone High Street, one of the most desirable enclaves in the capital. In addition we were able to negotiate a £250,000 discount from the asking price.
