{"id":3420,"date":"2018-06-01T13:19:18","date_gmt":"2018-06-01T13:19:18","guid":{"rendered":"https:\/\/bb.pixelanddot.dev\/market-update\/june-2018\/"},"modified":"2025-12-15T14:22:53","modified_gmt":"2025-12-15T14:22:53","slug":"june-2018","status":"publish","type":"market-update","link":"https:\/\/www.black-brick.com\/insights\/market-update\/june-2018\/","title":{"rendered":"June 2018"},"content":{"rendered":"<p class=\"intro2\"><a id=\"one\"><\/a>Unrealistic PCL buyers expecting hefty discounts across the board<\/p>\n<p>It\u2019s usually vendors who are accused of having unrealistic expectations, but buyers\u00a0hoping for huge reductions on top-notch PCL instructions are facing\u00a0disappointment, according to one consultancy.<\/p>\n<p>Buying agency Black Brick notes that purchasers are seeing press reports of prices\u00a0falling 15% since their peak, and applying that kind of hefty discount to all\u00a0properties \u2013 even the best-in-class variety.<\/p>\n<p>The problem is that average figures mask a \u201chuge variant in how the market is\u00a0performing\u201d, and the most desirable properties are still very much being fought\u00a0over, says Caspar Harvard Walls, a Partner at the firm: \u201cProperties that are the best\u00a0in class \u2013 not necessarily the most the expensive \u2013 are doing really well, and we are\u00a0not seeing any discount on these properties at all.<\/p>\n<p>\u201cOn the other hand, properties that are compromised but would usually be doing\u00a0well in a booming market are not performing as strongly, and it\u2019s these homes\u00a0which are being discounted.<\/p>\n<p>\u201cOne of the reasons for this is because transactional costs are high and stock is low, so buyers are taking a long term view when considering their purchase. So, when\u00a0something really special comes us, buyers look upon these units positively as a long\u00a0term option.<\/p>\n<p>\u201cBuyers need to be wary of entering the market thinking there will be a big discount across the board, because actually there is a lot of competition for the best stock.\u201d<\/p>\n<p>&nbsp;<\/p>\n<p class=\"intro2\"><a id=\"two\"><\/a>Shards of light in the gloom<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-6898\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2021\/02\/market_update_web-story22.png\" alt=\"\" width=\"1200\" height=\"498\" \/><\/p>\n<p>Just as individual properties are bucking the market trend, so too are certain areas of London and segments of the market. <a href=\"https:\/\/primeresi.com\/london-property-prices-slump-rbkc-super-prime-deals-bolster-averages\/\">The latest numbers from LSL Acadata<\/a> shows prices in London as a whole during March down 2.5% year on year \u2013 the worst annual rate since 2009.<\/p>\n<p>But, while more expensive boroughs are bearing the brunt (with Westminster down 13.3%, Wandsworth down 13.6%, and the City of London off 31.4%), Kensington &amp; Chelsea has bucked the trend. The borough, London\u2019s priciest, is up 23.7%, largely the result of a relatively small number of mega-deals.<\/p>\n<p>In March, LSL Acadata tracked seven transactions over \u00a310 million. \u201cThese deals show that we\u2019re starting to see confidence return to the top-end of the market,\u201d notes Camilla Dell, Managing Partner at Black Brick. \u201cThis segment has been hit hardest by the increases in Stamp Duty, so it\u2019s to be expected that confidence would return here first. Hopefully it\u2019s a sign of things to come.\u201d<\/p>\n<p>This is a conclusion reached by property data firm Lonres, in its <a href=\"http:\/\/info.lonres.com\/rs\/147-UIS-364\/images\/LonRes%20Residential%20Review%20Spring%202018.pdf\">latest update<\/a>: \u201cPositive news on the health of London\u2019s prime markets has been in short supply recently. While the market is still challenging, buyers do appear to be returning at the upper end.\u201d It finds that the number of new homes coming to market in the first quarter of 2018 is up 11% on the first quarter of 2017.<\/p>\n<p>It also notes a greater proportion of owner-occupiers compared with investors and second-home buyers. \u201cBuyers appear to be seeing value and are becoming less cautious of short-term price fluctuations on what they hope will be a longer-term hold,\u201d Lonres notes.<\/p>\n<p>Finally, the latest <a href=\"https:\/\/2391de4ba78ae59a71f3-fe3f5161196526a8a7b5af72d4961ee5.ssl.cf3.rackcdn.com\/8015\/2526\/0103\/2018_Q1_Residential_Quarterly_Report.pdf\">market analysis from agency Strutt &amp; Parker<\/a> sounds a cautiously optimistic note: \u201cWe maintain that from 2019 onwards it is extremely difficult to forecast the housing market with any certainly, but we would expect some bounce back and a return to growth once more stability has returned to UK politics and the economy.\u201d<\/p>\n<p>It sees potential for up to 23% price growth in the five years to 2023, under its \u201cbest case\u201d outlook. But it\u2019s hedging its bets: its \u201cdownside risk\u201d scenario would see zero price growth by that point.<\/p>\n<p>&nbsp;<\/p>\n<p class=\"intro2\"><a id=\"three\"><\/a>Downshifters driving demand<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-6899\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2021\/02\/market_update_web-story33.png\" alt=\"\" width=\"1200\" height=\"498\" \/><\/p>\n<p>Another part of London where prime property is moving fast is Marylebone, which bucked the trend of falling prices with a rise of 3% in the year to March. A big reason, <a href=\"https:\/\/www.ft.com\/content\/7dd3b144-4949-11e8-8c77-ff51caedcde6\">according to local agents<\/a>, is an influx of older people downshifting to flats in the area, attracted by its concentration of private health care providers.<\/p>\n<p>The area also benefits from a number of new build, modern luxury lateral apartments, which appeal to older buyers who wish to avoid stairs, and benefit from 24 hour concierge services as well as the upmarket shops and restuarants. But it\u2019s not without its challenges, says Harvard-Walls.<\/p>\n<p>\u201cMarylebone is a tight market \u2013 there\u2019s not a huge amount of stock coming on,\u201d he says. \u201cBuyers need connections to get early access to properties,\u201d he adds.<\/p>\n<p>But it\u2019s certainly part of a trend we\u2019re seeing at Black Brick, as older \u2018empty-nesters\u2019 look to sell large family houses, instead buying more manageable apartments close to attractions \u2013 and clinics.<\/p>\n<p>\u201cWe can offer a complete solution for downsizers,\u201d says Harvard-Walls, \u201cwith not only finding an onward property somewhere like Marylebone, but also selling the existing family house through our dedicated <a href=\"https:\/\/www.black-brick.com\/services\/managed-sales\">Managed Sale Service<\/a>\u201d.<\/p>\n<p>&nbsp;<\/p>\n<p class=\"intro2\"><a id=\"four\"><\/a>Buy-to-Let is dead, long live buy-to-let!<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-6900\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2021\/02\/market_update_web-story44.png\" alt=\"\" width=\"1200\" height=\"498\" \/><\/p>\n<p>Reports of the collapse of the buy-to-let market continue to emerge, with a <a href=\"https:\/\/www.thetimes.co.uk\/article\/buy-to-let-exodus-to-flood-housing-market-nktpmv732\">recent survey by the National Landlords Association<\/a> finding that one in five owners of rental properties plan to reduce the size of their portfolios.<\/p>\n<p>The sector has been the target of tax changes designed to encourage owner-occupation, most notably the phasing out of the right to claim higher-rate tax relief on mortgage interest. <a href=\"https:\/\/www.ft.com\/content\/80647766-3d75-11e8-bcc8-cebcb81f1f90\">The Intermediary Mortgage Lenders Association calculates that<\/a> higher rate taxpayers with less than 25% equity in a property, and paying mortgage interest of 4%, can no longer profitably let a property in any region of the UK.<\/p>\n<p>But that doesn\u2019t mean buy-to-let investment has entirely halted: instead, it\u2019s changing its shape. One trend we\u2019re seeing \u2013 and which we have commented on recently \u2013 is parents buying directly for their children. \u201cIn the past, they may have bought a property as a rental investment, and let their children live there; now, parents are instead simply buying for their children and gifting them the property,\u201d says Dell.<\/p>\n<p>There is also interest from overseas buyers in larger buy-to-let acquisitions; purchases of six or more units qualify as a commercial transaction and, as such, are not liable for residential rates of Stamp Duty: this equates to an instant saving of at least 5%, Dell says.<\/p>\n<p>Meanwhile, some of the buy-to-let investment interest has morphed into buy-to-develop \u2013 where buyers seek unmodernised or otherwise run-down properties they can refurbish and either rent out \u2013 anticipating a nice capital gain when they come to sell \u2013 or immediately flip.<\/p>\n<p>\u201cEven in the current slow market, there are some fantastic opportunities out there,\u201d says Dell. \u201cWe recently found a freehold building in Marylebone on the market for \u00a31,100\/square foot. It needed a lot of work, but once modernised, it could expect to fetch \u00a32,500\/square foot. Trustees find real value in our dedicated Managed Sale Service as it can be extremely difficult for them to co-ordinate a successful sale when not physically based in London<\/p>\n<p>However, what should have been straightforward sale of a good-sized one-bedroom apartment in a popular portered block was complicated by a major dispute between leasees and the freeholder over necessary works, and a pending tribunal regarding enfranchisement. In an already challenging sales market, these unknowns posed a real issue for any potential buyer.<\/p>\n<p>Nonetheless, we were able to find a purchaser willing to take a view on the unknown level of works the building required and those related costs, but also on the unknown outcome of the tribunal.
