{"id":3415,"date":"2018-01-09T09:45:46","date_gmt":"2018-01-09T09:45:46","guid":{"rendered":"https:\/\/bb.pixelanddot.dev\/market-update\/january-2018\/"},"modified":"2025-12-15T13:49:06","modified_gmt":"2025-12-15T13:49:06","slug":"january-2018","status":"publish","type":"market-update","link":"https:\/\/www.black-brick.com\/insights\/market-update\/january-2018\/","title":{"rendered":"January 2018"},"content":{"rendered":"<p class=\"intro1 intro2\"><a id=\"one\"><\/a>2018: More confidence, more competition \u2026 but no bonanza<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-6397\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2021\/02\/more_confidence_more_competition_web.jpg\" alt=\"2018: More confidence, more competition...but no bonanza\" width=\"1200\" height=\"498\" \/><\/p>\n<p>January is a time for new starts and for looking forward, hopefully with a sense of optimism for what the new year will bring. Indeed, there are some grounds for optimism that activity in the London property market will pick up in 2018, continuing the uptick in business we saw at the end of 2017, and that pent-up demand will edge us back toward business as usual.<\/p>\n<p>For those of our readers hoping for a return to the price rises of the past, however, a glance at our table of analysts\u2019 price forecasts won\u2019t bring much cheer. Most predict flat prices, with only Knight Frank and Cluttons in positive territory. Certainly, we would agree that there is little reason for significant price growth over the next 12 months, given continuing economic and political uncertainty.<\/p>\n<p>Looking further out \u2013 which is obviously a far-from-precise science \u2013 the picture is brighter. Several analysts expect double-digit growth over the next few years, given London\u2019s continuing attraction to international buyers, and as uncertainty around Brexit eases.<\/p>\n<p>As JLL argues in <a href=\"http:\/\/www.jll.co.uk\/united-kingdom\/en-gb\/Research\/jll-residential-forecasts-report-2017.pdf?2409ea9e-2c58-4e03-a22d-c7baf1a48856\">its forecast<\/a>, \u201cwe believe that many of the question marks over London\u2019s stature in the world are overblown \u2026 Demand from international high net worth individuals will continue, while overseas investors are also unlikely to shy away from London because of Brexit.\u201d<\/p>\n<p>Indeed, the successful conclusion of the first stage of the Brexit talks in December removes the first obstacle to the creation of a successful new relationship between Britain and the EU. Furthermore, some of the more dire predictions about the loss of City jobs <a href=\"https:\/\/www.ft.com\/content\/931b1b1a-df49-11e7-a8a4-0a1e63a52f9c\">may be overblown<\/a>.<\/p>\n<p>Of course, there is still a way to go, but the resolution of the Brexit talks is likely to prove a fillip to prices. As <a href=\"http:\/\/www.cluttons.com\/gb\/documents\/london-residential-market-outlook-winter-2017\">Cluttons<\/a> puts it, \u201cas we approach the end of the Brexit negotiations in Q1 2019, we expect clarity on Britain\u2019s post-Brexit EU relationship to help boost and solidify overall buyer and investment activity, and so a 2% increase in average house prices is expected that year.<\/p>\n<p>In addition, the shock to the market provided by increases to Stamp Duty is working its way through the system. \u201cThe sales market in prime central London continues to move towards recovery mode as pricing adjusts to higher transaction costs and political uncertainty,\u201d <a href=\"http:\/\/www.knightfrank.com\/blog\/2017\/12\/04\/knight-franks-prime-uk-market-forecast\">argues Knight Frank<\/a>.<\/p>\n<p>In another note, the estate agency notes that the \u00a35-10 million band \u2013 which was most affected by the Stamp Duty hike \u2013 has seen a quicker response, and more rapid recovery. It finds that prices in this band rose 1.9% in the year to December, compared with a fall of 1.2% for properties priced between \u00a31 million and \u00a32 million.<\/p>\n<p>But the estate agency also notes that supply is still limited, finding that there were 8.2% fewer homes worth over \u00a31 million advertised for sale across England and Wales at the end of August compared with the same period in 2016. Above \u00a32 million, the figure was 9.5% down.<\/p>\n<p>Limited supply \u2013 which we expect to continue this year \u2013 is likely to see high levels of interest in sensibly priced, high-quality properties.<\/p>\n<p>\u201cWhile we don\u2019t expect to see prices rise across the board in 2018, equally we don\u2019t expect prices to fall either,\u201d says Camilla Dell, Managing Partner at Black Brick. \u201cWe are seeing a return of confidence, although it does remain fragile. There is clearly pent-up demand.\u201d<\/p>\n<p>\u201cThe lack of stock coming onto the market means that we\u2019ll see tough competition for the best in class and most attractively priced properties \u2013 indeed, we\u2019re already seeing the return of gazumping in some cases,\u201d adds Caspar Harvard-Walls, Black Brick Partner. \u201cIt shows the importance of working with a buying agent that gets early access to properties, or which can source off-market deals.\u201d<\/p>\n<p>\u201cThere are opportunities out there, but buyers need good market intelligence, and for the best properties, they need to move fast,\u201d adds Dell.<\/p>\n<p>&nbsp;<\/p>\n<p class=\"intro2\"><a id=\"two\"><\/a>The forecasts in full<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-6398\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2021\/02\/the_forecasts_in_full_web_2.jpg\" alt=\"The forecasts in full\" width=\"1200\" height=\"498\" \/><\/p>\n<p>The table below summarises the forecasts from a range of estate agencies and market analysts. It should be noted that not all figures are like for like: some analysts focus on traditional Prime Central London (PCL), while others such as Knight Frank divide the market into East and West PCL, or broaden their coverage to central London as a whole. Meanwhile one agent, Strutt &amp; Parker, hedges its bets with two scenarios.<\/p>\n<p>Forecasts should, of course, be treated with caution \u2013 they are rarely accurate, especially over longer periods. For example, just a year ago, Chesterton Humberts \u2013 to pick, rather unfairly, on one forecaster \u2013 was predicting that PCL prices would grow 37.6% between 2016 and 2020. Assuming its predictions this year are accurate, the figure is likely to be nearer 20%.<\/p>\n<p>Furthermore, the forecasts are typically provided by agents acting for sellers, who have an interest in encouraging buyers to come forward. Also, the different approaches taken by forecasters can be confusing, underlining the importance of taking good advice.<\/p>\n<p>We would, however, endorse the consensus view, of limited near-term movement, but with a more positive longer-term outlook. \u201cThese forecasts underscore our general view, which is that property should be considered a long-term, buy-and-hold investment \u2013 which is particularly the case given current high transaction costs,\u201d says Dell.<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-6417\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2021\/02\/table-jan-2018.jpg\" alt=\"\" width=\"828\" height=\"587\" \/><\/p>\n<p>* Figures to end 2021<\/p>\n<p>&nbsp;<\/p>\n<p class=\"intro2\"><a id=\"three\"><\/a>Rental recovery on the cards<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-6399\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2021\/02\/rental_recovery_on_the_cards_web.jpg\" alt=\"Rental recovery on the cards\" width=\"1200\" height=\"498\" \/><\/p>\n<p>It was a tough 2017 for landlords in Prime Central London. Last year, rental yields dropped as supply outpaced demand \u2013 partly as a result of potential sellers letting out property rather than accepting offers below their expectations. Savills, for examples, calculates that rents in PCL fell 3% last year.<\/p>\n<p>However, forecasters are predicting a return to modest growth for 2018 and beyond. As greater certainty emerges around Brexit, yields are expected to rise, although only fractionally above inflation. Cluttons is forecasting that rents will be 0.8% higher by the end of this year, 7.8% higher by the end of 2021.<\/p>\n<p>Knight Frank is more bullish, predicting 11.0% growth by 2022 in PCL. It believes that stabilising prices and demand in the sales market will staunch the flow of \u201caccidental landlords\u201d adding to rental supply. Similarly, Strutt &amp; Parker is forecasting 10% growth in rents over the same period.<\/p>\n<p>However, some analysts are more pessimistic. JLL is predicting a 2% drop in 2018, and a further 0.5% fall in 2019, before rents start rising again in 2020, leading to miserly 3% growth over 2018-22.<\/p>\n<p>Nonetheless, buy-to-let investments remain attractive in the current interest rate environment. <a href=\"http:\/\/content.knightfrank.com\/research\/160\/documents\/en\/prime-central-london-rental-index-december-2017-5166.pdf\">Knight Frank<\/a> calculates that rental properties in PCL delivered an average gross yield of 3.2%, compared with 1.2% for 10-year UK government bonds \u2013 a spread which it says is high by historic standards.<\/p>\n<p>&nbsp;<\/p>\n<p class=\"intro2\"><a id=\"four\"><\/a>Acquisition of the Month 1 \u2013 Abbotsbury Road, Holland Park W14 &#8211; \u00a33,145,000<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-6384\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2021\/02\/47-Abbotsbury-Road-1.jpg\" alt=\"Acquisition of the Month 1 - Abbotsbury Road, Holland Park W14\" width=\"1600\" height=\"1066\" \/><\/p>\n<p>Our clients had been renting in the Holland Park area since arriving from Australia, but with a growing family, wished to put down more permanent roots. However, the Holland Park market is highly competitive, with sensibly priced and well-located properties often selling before coming onto the open market.<\/p>\n<p>Our contacts with local agents meant that we were first through the door of a beautifully presented 3-bedroom house on <a href=\"https:\/\/www.black-brick.com\/expertise\/case-studies\/abbotsbury-road\/\">Abbotsbury Road<\/a>, one of the most sought after addresses in the area, directly opposite Holland Park. The property measures 1,800 square feet, with a southwest facing garden and secure off-street parking.<\/p>\n<p>We subsequently offered and agreed the purchase within the first week of marketing, nonetheless securing a \u00a3205,000 \u2013 or 6% \u2013 discount on the asking price. Our excellent network and ability to move fast gave our clients the head-start they needed.<\/p>\n<p>&nbsp;<\/p>\n<p class=\"intro2\"><a id=\"five\"><\/a>Acquisition of the Month 2 \u2013 Cathles Road, Balham SW12 &#8211; \u00a31,390,000<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-6385\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2021\/02\/38-Cathles-Road-037-002-1-scaled.jpg\" alt=\"Acquisition of the Month 2 - Cathles Road, Balham SW12\" width=\"4250\" height=\"2833\" \/><\/p>\n<p>Our British clients were looking to give their two daughters their first step onto the property ladder, and were undecided on whether to buy one property, or two, and whether they should choose a modernised or unmodernised house. They also required the property to have at least two equally sized bedrooms, and be located on a quiet residential street whilst still being close to shops and restaurants as well as being very close to the tube.<\/p>\n<p>After working with the clients to educate them on the best option, we tapped our network to obtain a preview of a <a href=\"https:\/\/www.black-brick.com\/expertise\/case-studies\/cathles-road\/\">4-bed terraced house<\/a> on a prime residential road in Balham. The property was in excellent condition and the vendors were motivated to sell as they were relocating to the US.<\/p>\n<p>This gave our client an opportunity to act quickly in a very competitive domestic market. We were able to secure the house below the asking price on the condition that no further viewings go ahead.
