Positive Signs For The Autumn Market<\/h1>\n

House hunters have taken heart from Labour\u2019s resounding election victory, with property\u00a0portal Rightmove reporting an immediate increase in interest from buyers and sellers in the\u00a0mainstream market.<\/p>\n

Prime Central London (PCL) also enjoyed a mini bounce, according to house price analyst\u00a0LonRes, with transaction levels up almost nine per cent compared to last year, and the\u00a0number of properties going under offer jumping by almost 24 per cent year on year.<\/p>\n

While buyers have been busy, the increased activity levels have not so for resulted in any\u00a0price growth in PCL, with prices currently down some five per cent year on year. This is not\u00a0great news for vendors, but does mean buyers can expect some bang for their buck.<\/p>\n

The next hurdle for the market to overcome will be October\u2019s budget. Prime Minister Keir\u00a0Starmer is already warning Britons to brace themselves for short term pain \u2013 likely to be felt\u00a0in the form of tax hikes and service cuts.<\/p>\n

These changes will not, of course, impact on prime buyers\u2019 ability to purchase. More\u00a0pertinent to them, said Camilla Dell, managing partner of Black Brick, are issues like the\u00a0dismantling of the Non Dom system, Capital Gains Tax, Stamp Duty surcharges for overseas\u00a0buyers, and Inheritance Tax.<\/p>\n

\u201cWe are certainly busy \u2013 we had a record number of enquiries over the Bank Holiday\u00a0weekend,\u201d she said. \u201cBut at the same time I do think there are definitely some clients who are\u00a0waiting for the budget, so they can see exactly what the changes look like.\u201d<\/p>\n

Estate agent Knight Frank has announced that it is reserving the right to revise its UK house\u00a0price forecasts \u2013 the firm is currently predicting two per cent growth across London during\u00a02024 and a one per cent drop for PCL (followed by four years of positive price growth) – until\u00a0it has scrutinised the small print.<\/p>\n

Dell\u2019s hope is that Starmer puts forward a property investment-friendly budget, in order to stimulate this lucrative economic sector. \u201cI hope that it is relatively benign,\u201d she said. \u201cI think that this is a key moment for the market.\u201d<\/p>\n

<\/a>\"\"<\/h1>\n

The Americans Are Coming<\/h1>\n

A major bright spot in London\u2019s property market is our transatlantic cousins\u2019 enduring love\u00a0for the British capital.<\/p>\n

Last year 40 per cent of all properties valued at $15m or more went to American buyers, from\u00a0tech entrepreneurs, to second home buyers, corporate executives, and young families,\u00a0according to research by UK Sotheby\u2019s International Realty.<\/p>\n

These buyers, found the firm, are charmed by London\u2019s historic property stock, and the\u00a0neighbourhoods they favour include Notting Hill, Holland Park, St James\u2019s, Belgravia, and\u00a0Knightsbridge.<\/p>\n

At Black Brick, 20% of our clients purchasing luxury London homes this year have been\u00a0from the US, mostly from the West Coast. The main factors are the prevalence of gun crime\u00a0in the US, superior infrastructure in London and the explosion of wealth in the tech sector\u00a0that is prompting the rich to buy foreign assets.<\/p>\n

\u201cFor many of our US clients, they see London as a safe haven compared to the US, where\u00a0anyone can own a gun,\u201d Dell said. \u201cThere has also been an explosion of wealth in the tech\u00a0sector in the US. When people get wealthy, they buy assets, and London is a key recipient of\u00a0that.\u201d<\/p>\n

Another factor is that although sterling has been strengthening, exchange rates remain appealing to dollar buyers.<\/p>\n

\u201cI have just worked with some American clients,\u201d said Tom Kain, partner at Black Brick.\u00a0\u201cThey have got three young children, and they are considering living over here for a year just\u00a0so that they can have the experience of living overseas and being in London. Americans\u00a0really are a key client base.\u201d<\/p>\n

Dorset Takes Centre Stage<\/h1>\n

When house buyers dream of a home in the West Country they tend to imagine a seaside\u00a0home in Cornwall or Devon.<\/p>\n

But the West Country\u2019s most copper-bottomed investment could be a little closer to home.<\/p>\n

An annual league table of the most expensive coastal locations in Britain, by Rightmove,\u00a0places two Dorset hotspots in first and second places.<\/p>\n

The average cost of a home in glitzy Sandbanks, an exclusive half mile of sandy beaches\u00a0some 110 miles south west of Central London, stands at almost \u00a31.6m.<\/p>\n

Next on the list is Canford Cliffs, less than two miles from Sandbanks. The average price of a\u00a0home in this genteel and affluent suburb, perfect for bucket and spade family holidays and for\u00a0sailing and exploring the Jurassic Coast and the New Forest, stands at just over \u00a31.2m.<\/p>\n

Part of Dorset\u2019s appeal, beyond its natural beauty, is that it is an easier commute to London\u00a0for weekenders. And its sailing reputation is almost unparalleled.<\/p>\n

\u201cThese are two very small areas and the owners tend to be high net worth individuals who\u00a0have done very well financially in recent years and will not sell unless they get the right\u00a0price,\u201d explained Rupert Stephenson of Black Brick\u2019s Country & Coast Department. \u201cOther\u00a0parts of the west country perhaps got a bit overblown during Covid, but this part of Dorset\u00a0was just not affected in that way. These are mostly very large houses which are owned by\u00a0people who have thrived in recent years.\u201d<\/p>\n

There are currently only around ten houses for sale on the open market in Sandbanks with,\u00a0inevitably, a few more being discreetly sold off market. In Canford Cliffs there are just a few\u00a0dozen houses on offer. And it is this scarcity, said Stephenson, which insulates these two\u00a0south coast enclaves, from the ups and downs of the property market at large.<\/p>\n

Independent data suggests that Marbella\u2019s market is outperforming much of the rest of\u00a0Europe.<\/p>\n

Knight Frank reports that both sales volumes and international buyer numbers are up in the\u00a0vibrant coastal town which has attracted generations of buyers with its combination of sandy\u00a0beaches, sports, luxury villas, and glamorous beach clubs.<\/p>\n

And average real estate prices in Marbella are up by ten per cent year on year, to \u20ac261 per\u00a0square foot, according to property valuation specialist Grupo Tinsa. Property classified as\u00a0holiday homes trade at an average \u20ac372 per square foot, found the firm, although at the top\u00a0end of the market the sky is almost the limit.<\/p>\n

You could spend as much as \u20ac50m on a super glamorous villa on Marbella\u2019s upscale Golden\u00a0Mile of homes by the beach.<\/p>\n

Marbella is a market driven by international buyers, notably from the UK and Scandinavia, as\u00a0well as those travelling from North America and the Middle East, who appreciate its lifestyle\u00a0and its global transport links.<\/p>\n

Malaga Airport already has direct flights to most European destinations and New York.\u00a0Direct flights from Dubai are expected to start next year.<\/p>\n

And while Spain has closed the doors on its popular Golden Visa scheme, which allowed\u00a0residency in return for property investment, there are still several tax incentives in play.<\/p>\n

Beckham Law, for example, was introduced when David Beckham moved to Real Madrid,\u00a0and allows foreigners to pay taxes on Spanish-sourced income at a flat rate of 24 per cent.\u00a0Most worldwide income is not taxed (in Spain) at all.<\/p>\n

Ballantine said international buyers tend to gravitate to three core areas: \u201cThere is Nueva Andalucia, also known as the Golf Valley because of its proximity to Las Brisas, Aloha and Los Naranjos golf clubs, Sierra Blanca, a private gated community in the hills above Marbella, and the Golden Mile.\u201d\u00a0Villas in these areas start from around \u20ac3.5m.<\/p>\n
