{"id":10614,"date":"2023-07-31T12:44:09","date_gmt":"2023-07-31T12:44:09","guid":{"rendered":"https:\/\/www.black-brick.com\/?post_type=market-update&#038;p=10614"},"modified":"2023-08-02T15:13:33","modified_gmt":"2023-08-02T15:13:33","slug":"august-2023","status":"publish","type":"market-update","link":"https:\/\/www.black-brick.com\/insights\/market-update\/august-2023\/","title":{"rendered":"August 2023"},"content":{"rendered":"<h1><a id=\"one\"><\/a><img decoding=\"async\" class=\"alignnone wp-image-10615 size-full\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-1-WEB.jpg\" alt=\"\" width=\"1200\" height=\"498\" srcset=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-1-WEB.jpg 1200w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-1-WEB-300x125.jpg 300w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-1-WEB-1024x425.jpg 1024w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-1-WEB-768x319.jpg 768w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/h1>\n<h1>The Double Life of London\u2019s Property Market<\/h1>\n<p>Property headlines are dismal reading right now.<\/p>\n<p>Around the globe major capital cities are reporting falling prices and declining transaction levels as buyers respond to rising interest rates and a general sense that now is not the right time, and shelving their plans to move.<\/p>\n<p>But beneath the surface lies a far more nuanced truth.<\/p>\n<p>Because all the data suggests that while London\u2019s mainstream market is ailing its prime market is meeting the current challenges head on.<\/p>\n<p>&nbsp;<\/p>\n<p><a id=\"two\"><\/a><img decoding=\"async\" class=\"alignnone wp-image-10617 size-full\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-2-WEB.jpg\" alt=\"\" width=\"1200\" height=\"498\" srcset=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-2-WEB.jpg 1200w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-2-WEB-300x125.jpg 300w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-2-WEB-1024x425.jpg 1024w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-2-WEB-768x319.jpg 768w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/p>\n<h1>Prime London is Ahead of the Curve<\/h1>\n<p>A whole slew of new research points to the fact that while the UK\u2019s mainstream markets are having an extremely tough time London\u2019s prime market exists in a completely different plane.<\/p>\n<p>Property consultant CBRE counted 562 \u00a31m-plus sales in prime central London during the second quarter of 2023, up nine per cent on the first quarter of the year.<\/p>\n<p>Estate agent Savills, meanwhile, reported a bounce in the number of \u00a35m-plus sales. There were 132 deals between April and June, to 108 in the first three months of the year.<\/p>\n<p>Admittedly sale numbers are shaping up to be lower than last year &#8211; but around equal to 2021 and significantly above the turbulent 2017 to 2019 period when Brexit was denting buyer confidence in the British capital.<\/p>\n<p>The reason PCL is sailing through the storm is simple. Affluent buyers are less impacted by rising interest rates (and with around two thirds of PCL homes are owned outright a fire sale situation is unlikely).<\/p>\n<p>Then there is the profile of London\u2019s buyers, who include some of the wealthiest men and women in the world. Last month Indian billionaire Ravi Ruia was reported to have bought a splendid Regent\u2019s Park mansion for \u00a3113m. According to the Land Registry, the 25,800 sq ft Hanover Lodge was sold to him by Andrey Goncharenko, a Russian property investor and oligarch.<\/p>\n<p>\u201cNews headlines suggest that the world is coming to an end,\u201d said Camilla Dell, managing partner of Black Brick. \u201cBut prime Central London has a funny way of bucking trends and being resilient even in the face of a cost of living crisis and higher interest rates.\u201d<\/p>\n<p>This is particularly true of best in class properties. \u201cThere is a real lack of quality property that is sensibly priced,\u201d said Dell.<\/p>\n<p>Black Brick recently found itself facing a sealed bids situation with not one but two clients, keen to buy a garden square flat in Knightsbridge and a family house in Chelsea respectively. \u201cWe won both bids, but our clients had to pay over the initial asking prices,\u201d said Dell.<\/p>\n<p>\u201cAnd we have now got a search going on at the moment for clients with a budget of \u00a310m to \u00a312m. They want a turnkey family house in PCL, with a lift. Even though they are very flexible about location there are not a lot of options to show them.\u201d<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p><a id=\"three\"><\/a><img decoding=\"async\" class=\"alignnone wp-image-10619 size-full\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-3-WEB.jpg\" alt=\"\" width=\"1200\" height=\"498\" srcset=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-3-WEB.jpg 1200w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-3-WEB-300x125.jpg 300w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-3-WEB-1024x425.jpg 1024w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-3-WEB-768x319.jpg 768w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/p>\n<h1>Cash is King<\/h1>\n<p>Two thirds of homes in prime central London have been bought in cash so far this year, according to a report by Savills estate agents. As interest rates tick upward \u2013 there have been 13 rate rises in just over a year \u2013 buyers with the ability to buy outright are doing so.<\/p>\n<p>Black Brick has seen a similar trend. Last year around a third\u00a0deals were cash, this year that has risen to 57 per cent.<\/p>\n<p>\u201cBeing a cash buyer in the current market is definitely an advantage and is helping us to secure better deals for our clients and win competitive bids,\u201d said Dell. \u201cSellers will often prefer a cash buyer over one that needs finance as they will be able to transact faster and aren\u2019t reliant on a bank\u2019s valuation.\u201d<\/p>\n<p>Meanwhile, for buyers who require finance to buy a property, the new interest rate landscape may mean rethinking sources of funding.<\/p>\n<p>Traditionally, in a low interest environment, high street banks offered the best mortgage deals, while private banks were a less competitive option.<\/p>\n<p>But as rates have increased this has changed. \u201cPrivate banks can now make a more healthy margin on lending, and they tend to take a longer term view than the high street,\u201d said Caspar Harvard-Walls, a partner at Black Brick.<\/p>\n<p>&#8220;What that means is that private finance could be slightly cheaper than the high street at the moment.&#8221;<\/p>\n<p style=\"margin-top: 0cm;\">\n<p>&nbsp;<\/p>\n<p><a id=\"four\"><\/a><img decoding=\"async\" class=\"alignnone wp-image-10621 size-full\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-4-WEB.jpg\" alt=\"\" width=\"1200\" height=\"498\" srcset=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-4-WEB.jpg 1200w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-4-WEB-300x125.jpg 300w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-4-WEB-1024x425.jpg 1024w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-4-WEB-768x319.jpg 768w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/p>\n<h1>The Real Deal<\/h1>\n<p>While buyers are still competing for really top drawer properties, there may be discounts to be had on homes which have slight compromises.<\/p>\n<p>\u201cWe are definitely seeing price reductions on vast numbers of properties right across PCL at the moment, including trophy homes in areas such as Mayfair, Belgravia and Knightsbridge,\u201d said Dell.<\/p>\n<p>However the key reason these homes are being reduced is that they went on to the market at too high a price in the first place and failed to find a buyer.<\/p>\n<p>\u201cSellers are finally realising that if they want to sell, the price has to be realistic,\u201d said Dell.<\/p>\n<p>The other thing London sellers need right now is patience.<\/p>\n<p>Buyers, meanwhile, need to avoid overstating their power in the market. If a perfect property comes buyers need to move fast. And although overpriced homes are being corrected there aren\u2019t crazy bargains to be had.<\/p>\n<p>\u201cTo think that PCL is distressed and that prices are falling off a cliff would be far from the truth,\u201d said Dell. \u201cIt\u2019s more of a recognition amongst sellers that the crazy inflated prices of last year are no longer being tolerated by buyers.\u201d<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p><a id=\"five\"><\/a><img decoding=\"async\" class=\"alignnone wp-image-10623 size-full\" src=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-5-WEB.jpg\" alt=\"\" width=\"1200\" height=\"498\" srcset=\"https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-5-WEB.jpg 1200w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-5-WEB-300x125.jpg 300w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-5-WEB-1024x425.jpg 1024w, https:\/\/www.black-brick.com\/wp-content\/uploads\/2023\/07\/Story-5-WEB-768x319.jpg 768w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/p>\n<h1>State of the Nation<\/h1>\n<p>While everybody seemed to want a suburban house during the height of the pandemic, flats have now been firmly rehabilitated.<\/p>\n<p>In fact, in the first half of 2023, 90 per cent of deals Black Brick was involved with were for apartments \u2013 up from 43 per cent last year. Buyers are clearly bored of being out in the sticks, and are looking for the excitement of city centre living once again, particularly if they need to show their faces at the office.<\/p>\n<p>Demand for Black Brick\u2019s services is also strong, as buyers realise in the current, complex market professional help is needed. We closed 50 per cent more deals in the first quarter of 2023 than in the same period last year.<\/p>\n<p>Some 40 per cent of our buyers were British, and another 30 per cent from the USA. The rest were a global crew from all over the world, from Bermuda, to Italy, to Nigeria.<\/p>\n<p>The vast majority \u2013 90 per cent \u2013 were looking for either a main residence or an addition to their property portfolio. This month we take a look at the Big Apple.<\/p>\n<p>After two extremely strong years in the aftermath of the pandemic buyers looking to add a home in New York to their portfolio this year are looking at a considerably less frothy market.<\/p>\n<p>Average co-op and condo prices dropped four per cent in the second quarter of 2023, to an average $1,642 per square foot according to research by Douglas Elliman estate agents.<\/p>\n<p>Rising interest rates have dampened down demand in the city\u2019s mainstream market, but the picture is very different in the city\u2019s prime market.<\/p>\n<p>Knight Frank\u2019s latest wealth report found New York has become world number one spot for super and ultra prime sales, with 244 homes sold for between $10m and $25m, and another 43 $25m-plus homes sold last year alone.<\/p>\n<p>In a two tier market, demand is strong for immaculate turnkey condos in prestigious buildings facing Central Park. Branded residents, like the Mandarin Oriental Residences on 5<sup>th<\/sup> Avenue which went on sale in 2022 &#8211; are particularly popular with international buyers, who come from Asia, the Middle East, Australia, and western Europe.<\/p>\n<p>But slightly blighted properties \u2013 particularly those lacking outside space \u2013 are a harder sell.<\/p>\n<p>Commentators agree that homes in the Central Park-adjacent Midtown neighbourhood are set to perform well this year, although as young tech workers return to their offices SoHo and the West Village are also performing strongly.<\/p>\n<p>Address aside, buyers are also increasingly favouring condos over traditional co-op apartments where prospective buyers are scrutinised by the building\u2019s board and must submit to its rules on things like renovations and sub-letting.
