But despite a barrage of global and national headwinds putting the brakes on price growth, London retains its status as one of the most desirable cities to live in in the world.<\/p>\n<p data-start=\"514\" data-end=\"921\">The British capital was named the world\u2019s leading city according to branding and marketing firm Resonance\u2019s 2025 <em data-start=\"627\" data-end=\"648\">World\u2019s Best Cities<\/em> report, which ranks cities according to their \u201cliveability, lovability, and prosperity.\u201d London\u2019s history, culture, food, nightlife and transport links have won it top spot in the study every year for the past decade, beating out Paris, Tokyo, New York and all the rest.<\/p>\n<h2 data-start=\"923\" data-end=\"975\">A Decade of Stagnation in Prime Central London<\/h2>\n<p data-start=\"976\" data-end=\"1667\">PCL is usually defined as the neighbourhoods encircling Hyde Park. And since 2014, signs of price growth have been in very short supply. Many factors conspired against PCL \u2014 from successive increases in <a href=\"https:\/\/www.black-brick.com\/property-guides\/stamp-duty-in-2025-what-you-need-to-know-about-sdlt\/\">Stamp Duty<\/a>, to the decision to leave the European Union, the pandemic, rising interest rates, and global geopolitical strife. The result is that halfway through 2025, average prices in PCL stood <strong data-start=\"1374\" data-end=\"1411\">22.4 per cent below the 2014 peak<\/strong>, according to research by Savills. The latest UK House Price Index found that the average sale price of homes in Kensington &amp; <a href=\"https:\/\/www.black-brick.com\/property-guides\/prime-london-living-fashionable-london-life-in-chelsea\/\">Chelsea<\/a>, London\u2019s most expensive borough, stood at \u00a31.46m, while the average home in Westminster was trading for just over \u00a31m.<\/p>\n<p data-start=\"1711\" data-end=\"2056\">Looking forward, estate agent Knight Frank has downgraded its annual growth report for the year, predicting prices will fall <strong data-start=\"1836\" data-end=\"1876\">4 per cent in PCL by the end of 2025<\/strong>, down from 0 per cent. Next year is expected to be flat, with growth returning in 2027 at 3 per cent. By 2029, Knight Frank forecasts five-year cumulative growth of 10 per cent.<\/p>\n<h2 data-start=\"2058\" data-end=\"2105\">Has Prime Central London Changed in 2025?<\/h2>\n<p data-start=\"2106\" data-end=\"2490\">According to the latest research by central London property analyst LonRes, the number of new instructions in PCL has increased by more than <strong data-start=\"2247\" data-end=\"2262\">22 per cent<\/strong> over the past year, creating a more competitive market than has been seen for years. Not only are vendors having to become more realistic about list prices, but those committed to selling also need to be <a href=\"https:\/\/www.black-brick.com\/property-guides\/how-using-a-buying-agent-saves-both-time-and-money\/\">willing to negotiate<\/a>.<\/p>\n<p data-start=\"2528\" data-end=\"3196\">LonRes calculates that the <strong data-start=\"2555\" data-end=\"2591\">average discount on asking price<\/strong> in central London currently stands at <strong data-start=\"2630\" data-end=\"2646\">9.3 per cent<\/strong>, with bigger discounts than the norm in blue chip PCL neighbourhoods. In <a href=\"https:\/\/www.black-brick.com\/property-guides\/prime-london-living-the-elegant-mayfair-lifestyle\/\">Mayfair and St James\u2019s<\/a>, owners are shaving an average 15 per cent from their asking prices. In Knightsbridge and <a href=\"https:\/\/www.black-brick.com\/property-guides\/prime-london-living-belgravia-london\/\">Belgravia<\/a>, the average discount is 12.5 per cent. <a href=\"https:\/\/www.black-brick.com\/services\/buying\/\">Black Brick recently helped clients negotiate the purchase<\/a> of an apartment on Cadogan Gardens, one of PCL\u2019s finest squares.
