This green space premium has increased by 6.3 per cent in the last decade.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Proximity to green space is a particularly prized property asset in <a href=\"https:\/\/www.black-brick.com\/property-guides\/2024-guide-to-buying-prime-property-london\/\">Prime Central London<\/a>, where most local housing stock is apartments.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The premium to live close to Grosvenor Square Gardens in <a href=\"https:\/\/www.black-brick.com\/property-guides\/prime-london-living-the-elegant-mayfair-lifestyle\/\">Mayfair<\/a> is the biggest in London \u2013 a resounding 584 per cent compared to homes across the borough Homes around Ranelagh Gardens in <a href=\"https:\/\/www.black-brick.com\/property-guides\/prime-london-living-fashionable-london-life-in-chelsea\/\">Chelsea<\/a> cost 360 per cent more than those further away. And easy access to Green Park, which straddles Mayfair and St James comes with a 263 per cent premium, found Savills.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Further out of central London there is a wider choice of family houses with gardens. But still buyers feel the call of the wild &#8211; and will pay handsomely for the privilege of living near to a good park. <strong>The premium to live near Barnes Green, in south west London, stands at 45 per cent<\/strong>, while a home close to <a href=\"https:\/\/www.black-brick.com\/property-guides\/three-best-london-family-neighbourhoods\/\">Hampton Court Park in Richmond<\/a> costs more than double the price of a home further afield.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2>The types of buyers looking for green space proximity<\/h2>\n<p><span style=\"font-weight: 400;\">The pandemic taught most of us a valuable and long-term lesson about the <a href=\"https:\/\/www.black-brick.com\/property-guides\/london-location-essentials-for-in-your-property-area\/\">importance of open space<\/a> in our daily routines, and that means most buyers are keen to <a href=\"https:\/\/www.black-brick.com\/services\/buying\/\">find a home<\/a> close to a good park.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For younger buyers <a href=\"https:\/\/www.black-brick.com\/property-guides\/life-at-the-top-your-guide-to-luxury-penthouses-in-london\/\">living in flats<\/a> \u2013 perhaps alongside a grown-up lockdown puppy \u2013 a park is a valuable extension to their home life, a place to walk, run, cycle, entertain friends at a picnic, or just relax with a book. There can hardly be a landscape in London more vertical than Canary Wharf, and yet a short walk to the south you will find the 32 acre <a href=\"https:\/\/www.mudchute.org\/\">Mudchute Park and Farm<\/a>, where sheep and goats graze in the shadow of skyscrapers, you can brunch at the excellent on site caf\u00e9, and there are child-led play sessions every weekend.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2>London&#8217;s most sought-after green spaces<\/h2>\n<p><span style=\"font-weight: 400;\">It is no coincidence that the neighbourhoods which encircle Hyde Park \u2013 a 350-acre Royal Park established by King Henry VIII as a hunting ground almost 600 years ago \u2013 are collectively known as Prime Central London.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The residents of blue chip addresses in <a href=\"https:\/\/www.black-brick.com\/property-guides\/area-guides\/\">Mayfair, Kensington, Knightsbridge, Notting Hill, and Bayswater<\/a> use the park as an extension of their homes and not only is it lovely to look at but extremely user friendly, with loads to do.
