Little wonder that buyers gravitate towards locations which have everything they could possibly need within easy walking distance.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">London villages come in many different styles \u2013 leafy, stylish, and hip. And these are Black Brick\u2019s pick of the very best:<\/span><\/p>\n<h2><b>South Kensington: <\/b><b>Elegant<\/b><b> White Townhouses and French Influence<\/b><\/h2>\n<ul>\n<li><span style=\"font-weight: 400;\">Average price per square foot:<\/span> <span style=\"font-weight: 400;\">\u00a31,698<\/span><\/li>\n<li><span style=\"font-weight: 400;\">One year price change: -0.1%<\/span><\/li>\n<li><span style=\"font-weight: 400;\">Five year price change: 1.7%<\/span><\/li>\n<\/ul>\n<p><em><span style=\"font-weight: 400;\">Source: LonRes<\/span><\/em><\/p>\n<p><span style=\"font-weight: 400;\">The London village with a certain je ne sais quoi \u2013 pick up a copy of Le Monde and then breakfast on deliciously authentic caf\u00e9 au lait and croissant in South Kensington, an area nicknamed the 21st arrondissement of Paris given its huge popularity with French nationals.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Buyers from across the channel love South Ken because it is home to the Institut fran\u00e7ais du Royaume-Uni, the epicentre of expat life in the city, and the prestigious Lyc\u00e9e Fran\u00e7ais Charles de Gaulle school.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There is plenty to recommend South Kensington to non-French buyers too. It is beautiful,\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">with its streets and squares of elegant white stucco townhouses and luxury apartment buildings. Buyers who want a compact house can house hunt along its pretty mews. Black Brick recently helped clients pick up a charming three bedroom home on Petersham Mews. The location is excellent, Hyde Park and Kensington Gardens provide ample green space, and the neighbourhood is famously home to some of London\u2019s greatest museums and the Royal Albert Hall.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">South Kensington\u2019s village credentials also rest on its outstanding range of restaurants and bars, as well as an increasing number of private members clubs. There are old stagers like Launceston Place, once a favourite haunt of Princess Diana, and still dishing out a modern British menu, some super French restaurants like Margaux, and stylish hotel restaurants like Blakes. Dining at home? The Saturday farmer\u2019s market on Bute Street is a great place to pick up some delicacies.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2><b>St John\u2019s Wood: Leafy Charm with a Perfect Location\u00a0<\/b><\/h2>\n<ul>\n<li><span style=\"font-weight: 400;\">Average price per square foot:<\/span> <span style=\"font-weight: 400;\">\u00a31,239<\/span><\/li>\n<li><span style=\"font-weight: 400;\">One year price change: 11.5%<\/span><\/li>\n<li><span style=\"font-weight: 400;\">Five year price change: 8.1%<\/span><\/li>\n<\/ul>\n<p><em><span style=\"font-weight: 400;\">Source: LonRes<\/span><\/em><\/p>\n<p><span style=\"font-weight: 400;\">The ultimate leafy north London village, in the perfect location \u2013 right beside Regent\u2019s Park and within walking distance of the West End, yet far away enough from the hustle of central London to feel like another world.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The houses of St John\u2019s Wood are particularly splendid, from the white stucco mansions of Hamilton Road to the Gothic villas of Acadia Road.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There is also a very good supply of traditional mansion flats, and a small but high quality supply of new boutique developments.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A client of Black Brick, who had bought an apartment in St John\u2019s Wood, returned to us for help with upsizing to a house. The studio has become a mecca for Beatles fans from all the world, all keen to photograph themselves on its famous zebra crossing. The ensuing traffic jams can be a frustration<\/span><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2><b>Belgravia: Village Lifestyle in Prime Central London\u00a0<\/b><\/h2>\n<ul>\n<li><span style=\"font-weight: 400;\">Average price per square foot: \u00a31,785<\/span><\/li>\n<li><span style=\"font-weight: 400;\">One year price change: -0.2%<\/span><\/li>\n<li><span style=\"font-weight: 400;\">Five year price change: 4.6%<\/span><\/li>\n<\/ul>\n<p><em><span style=\"font-weight: 400;\">Source: LonRes<\/span><\/em><\/p>\n<p><span style=\"font-weight: 400;\">If you want to combine London village lifestyle with a prime central London address, then Belgravia, tucked discreetly between Knightsbridge and Buckingham Palace could be just the thing.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Belgravia has the kind of grand and iconic housing stock buyers expect from PCL, all white stucco townhouses set on immaculate garden squares.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But it also has an increasingly impressive range of good-looking neighbourhood restaurants, bars, and boutiques all curated by the Grosvenor Estate, which has been keen for the area to shake off its reputation for being good looking but rather dull.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The estate has worked hard to breathe fresh life into Belgravia\u2019s main shopping streets, notably <\/span><span style=\"font-weight: 400;\">Elizabeth Street and Motcomb Street. And slowly, over the past decade, both have seen an influx of new restaurants, useful shops, boutiques, and cafes.\u00a0\u00a0<\/span><\/p>\n<h3><b>Iconic Housing with a Touch of Trendiness\u00a0<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">In 2019 the estate decided to inject a touch of trendiness to this resolutely upscale. Eccleston Yards is a former power station now rebooted as a complex of shops, restaurants, gyms, and offices where you can take pottery lessons, browse its regular vintage market, or just chill out.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Black Brick\u2019s recent Belgravia buyers include an American couple looking for a pied a terre.
